Silverado Contractors performed selective and interior demolition of the former Macy’s store located in Union Square, San Francisco. The seven-story retail building, including a full basement, had dimensions of approximately 255 by 137 feet, with an approximate area of 31,000 square feet per floor. The project involved major structural alterations, including the replacement of the exterior shear wall system with a new interior core shear wall system and the addition of a rooftop amenity space. As part of a value engineering initiative, Silverado designed and installed vertical and lateral shoring systems simultaneously, which allowed for the concurrent removal of the building exterior and nine interior columns/footings, dramatically accelerating the project schedule. Silverado led coordination with all project partners to manage access, install and load shoring, de-tension girder tendons, demolish girders, and reconstruct and re-tension modified girders to support the new building layout.
In tandem with the demolition scope, Silverado was also contracted to complete the basement excavation. Our team developed access and means/methods with excavation as a central focus, including the installation of a hinged steel ramp that allowed uninterrupted access while supporting ongoing operations. Numerous unforeseen concrete structures were encountered and efficiently removed using our demolition equipment. The excavation scope required an upfront dirt export to achieve a balanced backfill and included the design and installation of a custom shoring system to support both stored material and foundation construction for the new 120 Stockton building. Once foundations were completed, Silverado finalized the backfill, prepared the subgrade for waterproofing, and enabled an early start to the basement build-out, delivering schedule and cost efficiencies for the project owner.
